Daniel M. DiLella
President and Chief Executive Officer
Daniel M. DiLella has been a commercial real estate specialist throughout his 36-year career, and has in that time been involved in all types of real estate investments and developments throughout the United States. Under Mr. DiLella's leadership as CEO, BPG has grown to become a multi-faceted national real estate investment company with expertise in development, investment, property management and asset management.
Prior to joining BPG in 1983, Mr. DiLella was Vice President at Girard Bank in Philadelphia where he had a 10-year career in the commercial real estate department as a lender and a member of the asset recovery team.
Mr. DiLella recently funded the establishment of the Daniel M. DiLella Center for Real Estate at the Villanova School of Business.
Mr. DiLella holds an M.B.A. from St. Joseph's University and a B.S. in Finance from Villanova University. Currently, he is Chairman of the Advisory Board of Roman Catholic High School and in the immediate past was President of the Union League of Philadelphia. He also serves on the advisory board to the Dean of the College of Commerce and Finance at Villanova University as well as the boards of Villanova University's Major Gift Committee, the Philadelphia Police Foundation, the Central Philadelphia Development Corporation, The Scholarship Foundation of the Union League the Capital and Endowment Campaign for the Archdiocese of Philadelphia, Goodwill Industries of Southern New Jersey and Philadelphia and the Committee of Seventy Development Committee.
Arthur P. Pasquarella, CRE, FRICS
Executive Vice President and Chief Operating Officer
Arthur P. Pasquarella is a principal of BPG Properties, Ltd. serving as the firm's Executive Vice President and Chief Operating Officer. In this capacity, he oversees all of the real estate investment decisions and property operations of BPG.
Prior to joining BPG in 1987, Mr. Pasquarella was a Vice President of the Investment Sales Division of Helmsley-Greenfield, Inc. for five years where he negotiated major real estate investment transactions throughout the Eastern United States on behalf of institutional investors. He began his career at Strouse, Greenberg Financial Corporation in the income property mortgage banking business.
Mr. Pasquarella is a licensed real estate broker in Pennsylvania and New Jersey. He holds a M.S. in Real Estate Appraisal and Investment Analysis from the University of Wisconsin-Madison (1980) and a B.S. in Finance from The Pennsylvania State University (1979). He is a member of the Counselors of Real Estate serving as the 2010 Chair of both its Board of Directors and its Executive Committee. He is also a Fellow of the Royal Institution of Chartered Surveyors.
Mr. Pasquarella has been involved in a number of community and civic organizations including serving as the 2007-2009 Chair of the Board of Directors of Mount Saint Joseph Academy an all-girls private high school in Flourtown, Pennsylvania and currently as Vice Chair of the Board of Directors of the National Kidney Foundation of the Delaware Valley.
Barry Howard, Esquire
Executive Vice President and Chief Compliance Officer
As Executive Vice President and Chief Compliance Officer, Barry Howard is responsible for ensuring that BPG's funds comply with all applicable laws and regulations. Prior to joining BPG in 1984, Mr. Howard was a partner in the real estate group of Dechert Price & Rhoads, a Philadelphia law firm.
Mr. Howard is a graduate of the University of Chicago Law School and holds a B.S. from the Wharton School, University of Pennsylvania.
Mr. Howard was a real estate advisor to the Executive Committee, Investment Board of the University of Pennsylvania Endowment. Currently, he is a member of the Standing Committee of Conflicts of Interest and Commitment of Thomas Jefferson University and Co-Chair of the Men’s Initiative for Women’s Way.
Robert K. Maloney
Senior Vice President and Chief Financial Officer
As Chief Financial Officer, Robert Maloney is responsible for accounting, tax and financial reporting to investors. Mr. Maloney also directs the cash management/treasury function, investment forecasting and tax planning for BPG and its investment portfolio.
Since joining the firm in 1983 as controller of a wholly owned subsidiary, Mr. Maloney has overseen the growth in the finance department from a staff of three to its current level of thirteen and a financial reporting system that relied primarily on third party consultants without standardized reporting systems to the current integrated financial reporting, tax preparation and forecasting system which substantially eliminated the need for third parties.
Prior to joining BPG, Mr. Maloney was a financial analyst and internal auditor for three years at Berwind Corporation. He holds a B.S. in Accounting from St. Joseph's University.
Scott A. Williams
Senior Vice President, Capital Markets
In his role as Senior Vice President, Capital Markets, Scott A. Williams is responsible for debt management and project financing for BPG's entities. Matching BPG's portfolio growth over the last 10 years, Mr. Williams has guided the increase in the firm's borrowing relationships from $246 million in loans outstanding with 12 lenders to $2.2 billion outstanding with more than 30 lenders.
Prior to joining BPG in 1989, Mr. Williams was senior vice president and manager of the Commercial Real Estate Lending Division of Meridian Bank, where he spent 11 years. He also spent six years at East Girard Savings Association in real estate finance.
Mr. Williams is a graduate of the Stonier Graduate School of Banking and holds a B.S. from Franklin and Marshall College.
Stephen M. Spaeder
Senior Vice President, Acquisitions and Development
Throughout his 21 year career, Stephen M. Spaeder has been involved in all aspects of commercial real estate. In 2001, he was instrumental in the formation of BPG Development and was named its president. Under Mr. Spaeder's leadership, the firm has overseen the redevelopment and/or development of more than eight million square feet of office, industrial and retail properties.
Mr. Spaeder is responsible for identifying development opportunities on both a speculative and build-to-suit basis throughout the Eastern portion of the United States.
Mr. Spaeder holds a MBA with a concentration in Finance and a B.S. in Finance from Villanova University. He is a licensed real estate salesperson in Pennsylvania.
Joseph F. Mullen
Senior Vice President, Director of Multi-Family Investments
As Senior Vice President in charge of Multi-Family Investments, Joseph Mullen is responsible for the acquisition, investment management and operation of BPG's extensive multi-family portfolio. Mr. Mullen was instrumental in the formation of Madison Apartment Group, L.P., the firm's multi-family management affiliate, and was named president at its inception in 2001.
Prior to joining BPG in 1988, Mr. Mullen was an accountant with Mathieson, Aiken & Company. He is a Certified Public Accountant and is a licensed real estate salesperson in Pennsylvania. He also holds a B.S. in Accounting from DeSales University.
Loretta M. Kelly, Esquire
General Counsel
Loretta Kelly has been BPG's General Counsel since joining the firm in 1989. In this capacity, Ms. Kelly selects and administers the firm’s extensive use of outside law firms around the country. She heads a staff of two attorneys and four paralegals.
Prior to joining BPG, Ms. Kelly was with the real estate group of Drinker Biddle & Reath for ten years during which her practice emphasized real estate finance, developer representation and land use. From 1988 to 1989, Ms. Kelly was resident partner of the firm's Southern New Jersey office. She was also the solicitor to the Gloucester City, New Jersey Zoning Board from 1983 to 1986 and has served as an adjunct professor at Rutgers-Camden University School of Business.
Ms. Kelly graduated from Georgetown University Law School and holds a B.A. from the University of Pennsylvania. She has served as a member of the Executive Committee of the Real Property Section of the Philadelphia Bar Association and as a member of the Board of Trustees of Rosemont School of the Holy Child. She is currently the community member of the Institutional Bio-Safety Committee of Thomas Jefferson University, and serves on the University of Pennsylvania Alumni Basketball Board. She has been a speaker on programs presented by the Philadelphia Bar Association and ALI/ABA. She is a member of the Philadelphia, Pennsylvania and American Bar Associations.
Elizabeth Owens
Senior Vice President, Acquisitions
Elizabeth Owens’ current responsibilities include the acquisition of retail nationwide and the oversight of the asset management of more than two million square feet of retail. Since joining the firm in 1987, Ms. Owens has overseen the asset management of more than two million square feet of retail and office development in the Pacific Northwest and suburban Philadelphia, the acquisition of more than 2,500,000 square feet office and retail space nationwide and the disposition of over two million square feet of the firm's assets.
Prior to joining BPG, Ms. Owens was the Assistant Director of Finance for the Pennsylvania division of American Water Works. Ms. Owens is a licensed real estate salesperson in Pennsylvania and a member of the ICSC. She holds a B.S. degree in Accounting from Pennsylvania State University.
Joseph I. Neverauskas, CRE
Senior Vice President, Acquisitions
Joseph Neverauskas is responsible for the acquisitions, management and operations of BPG's Midwest and Western US portfolio. Mr. Neverauskas is a 37 year veteran of commercial real estate with extensive experience in acquisitions and dispositions, investment strategy and asset and portfolio management of institutional assets of all major property types throughout the United States. Since joining the firm in 2001, he has acquired more than 4,500,000 square feet of office and industrial space and has overseen the development of a 1.1 million square foot industrial park including the redevelopment of several major properties.
Prior to joining BPG, Mr. Neverauskas was senior vice president and senior portfolio manager with Heitman Capital Management where he was involved in the investment and management of several large commingled real estate funds. He is a licensed real estate broker in Illinois and is an active member of the Counselors of Real Estate where he is vice chair of the local chapter. He holds a B.S. in Real Estate from The Kelly School of Business at Indiana University and serves on the Board of Directors of several civic and non-profit organizations and acts as Chairman of the Investment Committee of St. George Corporation, a private health care organization located in Metropolitan Chicago.
Roy C. Perry
Senior Vice President, Acquisitions
Since joining BPG in 1984, Roy Perry has been instrumental in establishing the firm’s presence through a portfolio of acquisitions in Washington, D.C. and the New England real estate markets. Mr. Perry has been the lead acquisitions officer for more than $1.6 billion of properties throughout the East Coast and Midwest. He is now leading the firm's acquisition activity on the East Coast while being specifically responsible for the Washington, D.C. and Southeast markets.
Prior to joining BPG, Mr. Perry was a Certified Public Accountant with Deloitte Haskins & Sells. He holds an M.B.A. from the University of Pittsburgh and a B.S. in Business Administration from the University of Delaware.
Douglas Hoffman
Vice President, Property Management
As Vice President in charge of BPG's property management affiliate, Douglas Hoffman is responsible for overseeing the operations and management of the Suburban Philadelphia, Southern New Jersey, Washington DC and Boston portfolio. Mr. Hoffman joined the firm in 1997 as a property manager and was named the company's president in 2002.
Mr. Hoffman is a graduate of the University of Kentucky with a B.S. in Business Administration. He completed his Certified Commercial Investment Management designation from the Certified Commercial Investment Institute (CCIM) in 2003. He also completed his Real Property Administrator (RPA) designation in 1988 and the Certified Property Manager (CPM) designation from the Institute of Real Estate Management (IREM) in 1995. He was named CPM of the Year for 2004 by the New Jersey chapter of IREM.
Mr. Hoffman is a member of the Board of Trustees of the Philadelphia Chapter of the Building Owners and Managers Association (BOMA). He is also a licensed Broker-Salesperson in the State of New Jersey.
Holly T. Reynolds
Vice President, Institutional Marketing and Investor Relations
Ms. Reynolds is responsible for the institutional capital raising and investor relations activities for BPG. While at BPG, Ms. Reynolds has expanded existing institutional investor relationships and developed new domestic and international capital sources for BPG’s value added private equity funds. She has also established strategic relationships within the institutional consultant community.
Ms. Reynolds joined BPG in 2003 from the United States Senate, where she worked as a Director of Economic Development for Pennsylvania. In this capacity, Ms. Reynolds was a key economic development advisor responsible for the policy initiatives assisting corporations, real estate developers and local businesses with federal funding for infrastructure improvements, business expansion and job growth. Ms. Reynolds has also held positions in the United States House of Representatives where she served as a key advisor to members of Congress from Washington State and Pennsylvania.
Ms. Reynolds received her B.S. and M.A. from Ball State University. She is an active member of the Association of Foreign Investors in Real Estate (AFIRE) and the Pension Real Estate Association (PREA) where she serves as a member of the Association’s Membership Committee.
